How to Generate Qualified Leads for London Property

London is a very different market from Dubai. The audience is smaller, the decision takes longer, and far more money is on the table per transaction. A campaign that produces hundreds of cheap enquiries for a prime development is usually a sign that something is wrong. What London developers and agents need is a steady flow of buyers who can actually complete.

Who buys London property

Most campaigns we audit target "people interested in London property", which is far too broad. Split the audience instead:

  • UK-based buyers - first-time buyers, upsizers and downsizers. They use Rightmove and Zoopla heavily and care about transport links, schools and mortgage affordability.
  • International investors - buying new homes or buy-to-let from abroad, often off-plan. They care about yield, currency, the developer and how buying remotely actually works.
  • Gulf-based buyers - a long-standing audience for prime central London, from investors to families buying a base for summers or for children studying in the UK. Campaigns targeted from the UAE, Saudi Arabia, Qatar and Kuwait into London are a core part of what we run.
  • High and ultra high net worth individuals and family offices - a very small audience where discretion and the quality of the first conversation matter far more than volume.

Understand what overseas buyers actually pay

For international audiences, the cost of buying is part of the sales conversation - and getting it wrong in an ad damages trust. In England and Northern Ireland, buyers who aren't UK resident pay a 2% stamp duty surcharge on top of the normal rates. A buyer generally counts as non-resident if they've spent fewer than 183 days in the UK in the 12 months before buying. If the property is also an additional home, the higher rates for additional dwellings - an extra 5% since October 2024 - apply on top.

That doesn't mean your ads should lead with tax. It means your landing pages, FAQs and first replies should be ready to answer the question confidently, and your qualifying questions should establish residency early, because it changes the buyer's real budget.

Qualify differently than you would in Dubai

The basics are the same - budget, timeline, contactable, real intent - but London adds a few questions that decide whether a lead is worth a negotiator's time:

  • Buying position - chain-free, cash, or needing to sell first?
  • Funding - mortgage agreed in principle, cash, or financing from abroad?
  • Residency - UK resident or not, for the reasons above.
  • Purpose - a home, an investment, or a property for family studying or working in London.

You don't need all of this on the first form. But your follow-up should capture it before the lead is handed to a senior negotiator.

Channels that work for London

Google search

Search works well for specific intent - "new build flats Battersea", "Nine Elms apartments for sale", development names and developer names. It catches UK and overseas buyers who are already researching. See how we approach Google Ads for property.

Meta for overseas and Gulf audiences

Instagram and Facebook are the main way to reach buyers outside the UK before they search. Be aware that campaigns shown to audiences in the US, Canada and many European countries fall under Meta's Housing special ad category, which restricts targeting - another reason creative and forms have to do the filtering. Our guide to Meta Ads for real estate covers the set-up.

Portals

Rightmove and Zoopla remain the default for UK-based buyers. As with Dubai portals, enquiries are shared, and they're won on speed and follow-up.

Creative that works for prime and new homes

  • Sell the location as much as the building - the neighbourhood, transport, schools, and what's being built nearby.
  • Be specific about the numbers - starting price, service charge, expected completion.
  • Make buying from abroad feel simple - for overseas audiences, explain the process, not just the property.
  • Keep the tone discreet for prime - very high-value buyers respond to understated, factual creative, not hype.

Route leads to the right person, fast

A prime buyer who enquires and waits two days for a junior to call back will not enquire again. The Harvard Business Review research on lead response found that contacting a lead within an hour made companies nearly seven times more likely to qualify it - and at prime London price points, every lost conversation is expensive.

Route high-value leads straight to senior negotiators, reply instantly on WhatsApp or email with something genuinely useful, and agree a follow-up schedule that matches the weeks or months these buyers take to decide. Long decision cycles are where most London leads are lost - not at the first click. We go into this in good leads, no deals.

What qualified London leads should cost

Because the audience is smaller and harder to reach, London leads cost more than Dubai leads. For high net worth and Gulf-to-UK campaigns, we typically see a cost per qualified lead of around AED 150 - 250, with ultra high net worth campaigns quoted individually. The full breakdown is on our real estate pricing page.

How we do it at Ossion Mark

Our London campaigns are built for the buyer, not the platform: separate campaigns for UK, international and Gulf-based audiences, development-specific landing pages, budget and timeline captured before handover, and high-value enquiries routed straight to senior negotiators.
